When the client wished to carry out works to their flat there was an obligation to obtain a License to Alter for the works that they were proposing. Due to our experience in these matters we were able to simply and easily obtain the consent for them.

Full Description: A dispute had arisen in relation to the boundary position when a new section of fence had been erected.
Adamo Estates undertook substantial historic research and carried out a measured survey.
The historic and intrinsic evidence was presented in a report format compliant with Part 35 of the Civil Procedure Rules and presented to the neighbour. The parties were able to use our impartial advice to diffuse the potentiality of a protracted litigation and mutually agreed on a boundary line.

Full Description: Adamo Estates initially provided neighbourly matters advice to the client in relation to the demolition and construction access rights, permissive paths and oversailing agreements.
Adamo Estates were successful in obtaining access into the neighbouring land for three months in line with the contractor’s requirements under the Party Wall etc Act 1996 negating the need for the Building Owner to pay compensation to the neighbour for accessing their land to facilitate their development.

Full Description: The project was located in a prominent location on a High Road.
The proposal consisted of partial demolition of existing building, extensions and façade alterations to create a 5-storey mixed use building providing 7 new self-contained flats.
Adamo Estates liaised with all the neighbours’ appointed surveyors and obtained all Awards whilst liaising with the professional consultants and stakeholders.

Full Description: The project involved a new build of a modern two-storey dwelling with a basement on a pre-existing car park.
Adamo Estates obtained all of the 5 Awards and discharged the Building Owner’s statutory duty under the Party Wall etc Act 1996. Adamo Estates maintained close communication with the stakeholder throughout to ensure the strict deadlines were adhered to.
